Overview
First Impressions
Walking up to Palms Bed & Breakfast on Dorchester Avenue, you immediately get that “this feels right” vibe. It’s one of those three-star places that doesn’t try too hard but somehow nails everything that actually matters. The building has character without being stuffy, and honestly, the fact that there’s parking right on site already puts it ahead of half the accommodations in Perth. You know how rare that is in this city.
The Neighborhood
Here’s what I love about this spot — you’re genuinely in a residential area that feels like real Perth, not some tourist bubble. Dorchester Avenue sits in one of those pockets where locals actually live, which means you’ll find proper coffee shops and corner stores within walking distance. The couples who stay here consistently rave about the location, and I get it. There’s something refreshing about being somewhere that feels authentic rather than manufactured for visitors. Plus, getting into the city center is straightforward without dealing with the chaos of staying right in the thick of things.
Your Room Experience
The room I stayed in had that comfortable, lived-in quality that makes B&Bs special when they’re done right. Nothing flashy, but everything worked perfectly — and I mean everything. The bed was genuinely comfortable (not just “fine for one night”), and there were those little touches that show someone actually thinks about what guests need. Good lighting for reading, proper outlets where you need them, that sort of thing. The whole place feels like staying at a well-organized friend’s house rather than a sterile hotel.
Morning Fuel
Breakfast here is where they really show their strengths. The continental spread hits all the right notes without overwhelming you with choices you don’t actually want. Fresh fruit, proper coffee, decent pastries — but what I appreciated most was the breakfast-to-go option. Sometimes you want to grab something and explore the city early, and they’ve thought of that. It’s practical in a way that shows they understand how people actually travel. The restaurant area where breakfast is served has big windows that let in great morning light, which honestly makes everything taste better.
Why Guests Love It
Look, this isn’t the fanciest place you’ll ever stay, but it’s the kind of spot that gets the fundamentals so right that you find yourself recommending it months later. The hosts clearly know what they’re doing — recent guests consistently rate the location highly, and that’s not an accident. It’s in that sweet spot where you feel like you’re experiencing real Perth while still having everything you need as a visitor. The free parking alone saves you money and hassle, but it’s really the overall thoughtfulness that makes it work. Sometimes the best travel experiences come from places that just make sense rather than trying to impress you.

The Palms proved to be the Ideal place to stay for our 5 days in Perth . It was situated close to our planned itinerary .The Lady who owned the place was very friendly and accommodating . Even to the extent of staying up to meet us after our late flight . The very near by shopping and restaurant facilities were spot on .
Exceptional
Teresa was most kind! She can give some recommendations of what to do, makes delicious breakfast and likes to have a nice chat. The accommodation is close to Warwick station from where it's easy to reach different destinations, as the city center, the beach and Hillary's harbour.
