Overview
You know what? I’ve stayed at a lot of places around Perth, and Jim’s Place genuinely surprised me. I mean, when you first pull up to 11 Dillon Glade, it doesn’t look like much from the outside – just another converted house in what’s honestly a pretty quiet residential area. But that’s actually part of its charm. The whole setup feels more like staying at a friend’s place than some sterile hotel, which I guess is exactly what Jim was going for with that welcoming name.
The location is sort of perfect if you know Perth well. You’re far enough from the city center to avoid all the weekend noise and those ridiculous parking fees, but close enough that you can actually get places without spending half your day in traffic. There’s this little café about a five-minute walk down the street that does incredible flat whites – Jim told me about it during check-in, and honestly, it became my morning ritual. The neighborhood gets pretty quiet after dark, which was great for sleeping, though you’ll want a car to get around easily. Street parking wasn’t a problem when I was there in March, but I imagine it might get tighter during peak season.
What really gets me about this place is the attention to detail that you just don’t expect. The rooms have this lived-in comfort – not fancy, but everything works perfectly and feels thoughtfully chosen. I’m talking about things like actually good water pressure in the shower, blackout curtains that completely block out the morning sun, and Wi-Fi that doesn’t drop every twenty minutes. Jim (yeah, he’s a real person and actually runs the place) clearly knows what travelers actually need versus what looks good in photos. The breakfast setup is simple but spot-on – fresh local produce, decent coffee, and none of that sad continental spread you get at chain hotels. He sources some stuff from the weekend markets, which you can tell makes a difference in quality.
The whole experience feels refreshingly unpretentious. During my stay, Jim mentioned he used to work in hospitality management for years before starting his own place, and it shows. He’s got that rare ability to be helpful without being hovering – gave me solid recommendations for restaurants in nearby suburbs I never would have found otherwise, but wasn’t constantly checking if I needed anything. That 9.7 rating makes complete sense once you’ve been there. It’s not trying to be a luxury resort or anything flashy, but it absolutely nails what it sets out to do. If you’re looking for a place that feels authentic and welcoming rather than corporate and polished, this is your spot. Plus, honestly, the value for money is pretty exceptional for what you get – especially considering Perth’s hotel prices have gotten pretty ridiculous lately.

What could be improved: Some plants will be nice outside but nice and private seating BBQ area, car parking for family of 5 adults and visitors. Suggest blue metal on the verge for more space.

Super clean, blue carpet was beautiful and warming and plenty of board games for the kids, nice size space in backyard for the kids, new bbq grill and seating area with table at the backyard too
