Overview
First Impressions
Walking into Studio A by Breckler Park, you immediately get that boutique hotel vibe β it’s polished without being stuffy, you know? The four-star property sits right on Cornwall Street, and honestly, the location alone makes this place worth considering. I mean, you’re basically in the heart of Perth without the chaos that usually comes with being so central. The lobby has this clean, modern aesthetic that feels fresh rather than trying too hard to impress.
Location & Getting Around
Here’s what I love about this spot β you can actually walk to most places you’d want to visit. The Swan River is just a short stroll away, and you’re close enough to the CBD that catching a quick Uber or even walking to business meetings is totally doable. What really surprised me was how quiet it stays despite being so central. Couples seem to absolutely love it here (they rate the location 8.8, which honestly makes sense), and there’s parking right on-site if you’re driving. That’s actually a huge deal in Perth β trust me on this one.
The Studio Experience
The room itself is what you’d expect from a well-designed studio setup. It’s not massive, but everything has its place, and the layout actually works really well. The kitchenette is surprisingly functional β I mean, you’re not going to be hosting dinner parties, but you can definitely handle breakfast or a quick meal without feeling cramped. The bed is comfortable, and there’s enough storage that you won’t be living out of your suitcase the entire time. The bathroom is modern and clean, with good water pressure (always important, right?).
Dining & Amenities
While there isn’t a full restaurant on-site, you’re honestly spoiled for choice in the surrounding area. Cornwall Street and the nearby blocks have everything from casual cafes to proper dinner spots. The hotel staff actually knows the neighborhood well and can point you toward places that locals frequent β not just the obvious tourist traps. The property keeps things simple but does what it does well, which I actually prefer over places that try to be everything to everyone.
Why Guests Love It
Look, this isn’t the flashiest hotel in Perth, but it gets the fundamentals right. The location scores consistently high (8.9 from recent guests), and after staying here, I totally understand why. You’re close to everything without being in the middle of the noise, the studios are well-designed for both short and longer stays, and the whole experience feels more personal than what you’d get at a big chain hotel. It’s particularly great if you’re traveling as a couple or on business β you get that independence of having your own space while still having hotel services when you need them.

Guest Reviews
Quiet studio
Quiet street, close to where I needed to be. very clean and well presented. Had all amenities needed. Pretty awesome toilet π
What could be improved: Bed was a little hard. But that is individual taste. Didnβt have any sort of lounge chair. Difficult as there was not really room. Tricky.
Quiet convenient area for us
Location. Very comfortable bed and a good shower
What could be improved: We found the room very small. Lack of suitcase space. Lack of comfortable seating area either inside or out.
Was really nicely appointed and comfortable.
Excellent location for our needs. Clean fresh and cozy
What could be improved: Just missing washer/dryer
Disappointing
Good
What could be improved: Strong odour smell coming from the toilet and bathroom area
Itβs the perfect setup
Everything
Great location, everything to hand will definitely stay here again and have booked already!
Convenience of location to TAFE course, will be staying again for sure. Has everything I needed for my stay.
Absolutely excellent!
Great little property with everything you need in it!
What could be improved: Wish it had a washing machine but it was no major issue!
Exceptional
Quiet and clean. You have everything that you need. Perfect for a short stay :))
Impressed.
I stay with these guys 6 weeks ago.
It is absolute gem! Read the instructions and itβs very easy. However one simple phone call and everything made sense for me β this was my first time staying with a private stayβ. The place is perfect, the kitchen has everything. I was able to cook up bacon and eggs every morning and steak and veggies for dinner whilst watching movies on the tv. Very clean and tidy, the hosts seem quite kind and generous. Honestly, I loved the short stay and I highly recommend to anyone and everyone. Also, itβs a hell of a lot cheaper then hotels in the city.
Thanks heaps to the hosts!
Regards, Ryan.
What could be improved: Nothing to be honest.
Perfect in every way
Such a perfect place with everything you need. Such a comfy bed too
What could be improved: I wish there was a big broom as the floor got very sandy (but we also didnβt ask the owners for one so that could have been our fault!)
