Overview
First Impressions
Walking into Mantra on Hay Perth, you immediately get that “I’m in the right place” feeling — you know what I mean? The lobby has this modern, polished vibe without being stuffy, and honestly, the staff seem genuinely happy to see you rather than just going through the motions. What struck me right away was how this four-star property manages to feel upscale without the pretension you sometimes get in Perth’s CBD. The building itself sits perfectly on Hay Street, and I mean, you can’t miss it — it’s got that sleek urban look that fits right into the city’s evolving skyline.
Location That Actually Matters
Here’s the thing about staying at Mantra on Hay Perth — the location is genuinely brilliant, especially if you’re exploring the city with someone special (couples rate it 8.2, and I can see why). You’re literally in the heart of Perth CBD, which means you can walk to pretty much everything that matters. The shopping on Hay Street and Murray Street is right there, King Street’s restaurant scene is a five-minute stroll, and if you want to hit the Swan River or catch a show at His Majesty’s Theatre, you’re talking about a pleasant walk, not a taxi ride. What I really appreciated was having private parking on site — anyone who’s tried to park in Perth CBD knows this is actually a big deal.
The Room Experience
The rooms here are what I’d call “smart comfortable” — they’re not trying to be flashy, but everything just works really well. The beds are properly comfortable (not those rock-hard hotel mattresses that leave you aching), and the bathrooms are modern with decent water pressure. I particularly liked how the rooms feel spacious without being cavernous, and the city views from the higher floors are actually quite nice, especially at sunset when Perth’s skyline starts to light up. The kitchenette setup is practical too — not just a mini-fridge and kettle, but actual cooking facilities if you want to grab some local produce and have a quiet night in.
Service and Atmosphere
What really sets this place apart is the repeat guest factor — there are genuinely more people coming back here than at most other Perth hotels, and after staying here, I understand why. The staff remember details, they know the neighborhood inside and out, and they’re not pushy with recommendations. It’s that sweet spot where you feel looked after without feeling managed, if that makes sense. The whole atmosphere is relaxed but professional — you can come back from a day of meetings or sightseeing and actually unwind rather than feeling like you’re still “on” in some overly formal hotel environment.
Why Guests Love It
Honestly, Mantra on Hay Perth just gets the fundamentals right in a way that’s surprisingly rare. You’ve got a prime location that puts you in the middle of everything Perth has to offer, rooms that are comfortable and functional, and service that feels personal rather than corporate. The fact that so many people choose to stay here again tells you something — this isn’t just a place to sleep, it’s a proper base for exploring Perth. Whether you’re here for business, a romantic getaway, or just want to experience the city properly, this place delivers without any drama or disappointment.

Guest Reviews
Overall good but needs more staff
Location
Spacious rooms and comfortable
Good kitchen facilities
Sunday manager was helpful
What could be improved: . Room 110 had a lot of street noise including beeping traffic crossing all Friday night
.The wifi didn’t work in the room and no technical staff were available on the weekend
. Lack of ventilation in bedroom
. Shortage of towels in pool area
. Perth water is undrinkable, so fresh water in rooms and a filter station is needed
Perfect to catch up on sleep due to Jet Lag. Very quite
Everything
Very good
The place is very clean and well maintained. Location of the hotel is good.
Very good
What could be improved: Misinformed about having a restraunt on premises, but clearly doesn't
Mantra on Hay Hotel Perth
Nice size room. Location great for downtown transport ferries pubs cafes etc Appreciated staff offer to move us to another room due to clothes drier and fishwasher not workin. We declined as our room was in quiet spot and away from rooms where residents were smoking on their balconies. Desk people were very friendly and did attempt to gave appliance issues repaired nrxt day...but without success.
What could be improved: Dishwasher and clothes dryer did not work throughout our 8 night stay. A number of residents smoking on outside balconies. Not near us otherwise would have complained. Very dirty look and smells for guests and for the hotel.
Finally could not get hotel to confirm my request for a room with a bath. Despite 6-7 contacts over 4 wks. Was confirmed 3 days prior to check in.
PS I was allocated a room with a bath.
Overall happy with our stay.
Our accommodation was roomy, clean and comfortable, added bonus having a balcony. Shower was continually hot and great shower head, fluffy towels. Kitchen and full sized fridge was a bonus too.
What could be improved: Parking should be free for guests staying at the hotel, $30 per day considering the hotel already has the facility is excessive and not necessary.
A smaller TV in the bedroom should be considered as some do enjoy watching TV in bed.
And a couple of waters available in the fridge for arrival would be nice.
Very good

What could be improved: all good
Perfect for our needs. Friendly and helpful staff. Would stay here again.
Excellent and friendly customer service. We appreciated the unexpected but very welcome housekeeping service partway through our stay and the complimentary extended checkout. The room was perfect for our needs and we loved having the option of both a bathtub and a shower. Beds were very comfortable and room temperature was perfect.
What could be improved: Unfortunately the pool and gym were closed for maintenance during our stay but we had plenty of opportunities for exercise by walking along the river and also into the main parts of the city.
Pleasant
The location was great and my room was very quiet, with no traffic noise!
What could be improved: Hot water was very hit and miss! Rooms should be cleaned every day without having to request it!
Lovely room, great service, and food — let down slightly by the bathroom design.
The room was lovely and very comfortable, making it a relaxing space to return to after a long day. The staff were friendly, welcoming, and always happy to help, which made the experience even more enjoyable. A real highlight was the adjoining restaurant — the food was excellent, and the customer service was outstanding. It was convenient, delicious, and a great part of our stay.
What could be improved: Room Experience – Disappointed with Unexpected All-Abilities Bathroom
I booked our stay seven months in advance, and at no point during the booking process or in my confirmation email was it mentioned that the room would include an all-abilities bathroom. The listing photo showed a standard enclosed shower, which is what I expected.
Unfortunately, the open shower layout in the all-abilities bathroom created some issues. The water did not drain directly beneath the shower area but instead flowed across the bathroom floor — reaching the toilet area, washing machine, and handbasin. While there was an additional drain near the handbasin, it didn't prevent the tiled floor from becoming extremely slippery. We had to request extra towels to lay down to reduce the risk of slipping, but this led to a persistent musty smell throughout our stay.
When I queried why we had been allocated this type of room, I was told we could potentially move, but only after two more days — and by that stage, we had already unpacked. It was a disappointing start to our stay and not what we expected based on the room description and photos.
