Overview
First Impressions
Walking up to Lakeside Bed & Breakfast on St Leonards Avenue, you immediately get that “this is going to be good” feeling. It’s one of those four-star places that doesn’t try too hard — just a well-maintained property in Leederville that clearly knows what it’s doing. The fact that there’s actual parking right on site is honestly a huge relief, especially in this part of Perth where finding a spot can be a real headache.
The Neighborhood Advantage
Leederville is one of those suburbs that locals love but tourists sometimes overlook, which is actually perfect for a bed and breakfast like this. You’re close enough to the city center that getting around is easy, but far enough out that you feel like you’re experiencing real Perth life. The couples who stay here seem to really get it — a 9.5 location rating from couples tells you something about the romantic potential of the area. There are some great cafes within walking distance, and the whole neighborhood has this relaxed, residential vibe that makes you want to slow down and appreciate the surroundings.
Sleep Quality That Actually Matters
You know what’s rare these days? A place where the beds are genuinely comfortable, not just “hotel comfortable.” The Lakeside has figured this out — guests consistently rave about getting proper sleep here, which honestly makes or breaks any trip. The room I stayed in had that perfect balance of being cozy without feeling cramped. The bed and breakfast setup means you’re not dealing with the sterile feel of a big hotel, but you’re also not sacrificing comfort for character. This attention to sleep quality sets it apart from standard accommodations.
Morning Rituals Done Right
The breakfast situation here is what you’d hope for from a proper B&B — nothing fancy, but done well with attention to the details that matter. They seem to understand that breakfast can set the tone for your entire day, so there’s care put into both the food and the atmosphere. It’s the kind of place where you might actually want to linger over coffee instead of rushing out to start sightseeing. The morning experience here reflects the overall philosophy of the property.
Why Guests Love It
The 8.7 rating makes sense when you add up all the small things they get right. Free parking in Perth is genuinely valuable, the location gives you that local experience without being inconvenient, and the sleep quality is legitimately good. It’s just a solid, well-run bed and breakfast that understands what travelers actually need. The couples who rate the location so highly probably appreciate having a quiet base to return to after exploring the city, somewhere that feels more like staying in a nice neighborhood than just another tourist accommodation. This property delivers on the fundamentals that matter most.
Hotel in Perth reservations surge before Australia Day when fireworks light the Swan River and live stages fill the foreshore.

A comfortable stay in a lovely home.
The house is very comfortable. It's a stay in someone's lovely home. The breakfast was very good. The host is very welcoming, but without being intrusive. A great experience.
What could be improved: I am a bit uncomfortable with a shared bathroom, for personal reasons. That was my misunderstanding when booking. But it didn't actually prove to be a problem in practical terms during my stay.
Peaceful , luxurious French Riviera stay
The location is beautiful , with the lake nearby , and lots of trees everywhere. The property has got a cottage feel to it , and inside the house there is a French riviera ambiance. The host , Jan is very gracious and welcoming.

Beautifully furnished old house in a great location
Lakeside is a beautiful old house which has been lovingly extended and altered to provide B&B accommodation downstairs with the owners upstairs. Jan was very welcoming and there are some lovely common and garden areas for guests to use. My fault but I hadn´t realised the bathroom wasn´t ensuite and was shared but that did not turn out to be a problem for our 1 night. It was spotless and large with a great shower.
What could be improved: Even though everyone tried to be quiet and considerate when coming through the main door whilst we were there, light sleepers need to be aware that the guest bedrooms are by the front door. We were disappointed that the breakfast supplied in our room was very basic. It would probably be better to advertise the room as having tea & coffee facilities rather than disappoint by calling it breakfast. The dining area was so lovely it was crying out for a nice breakfast.
Pretty and peaceful.
The accommodation was welcoming, peaceful and very comfortable. It felt very homely and sitting on the back veranda for breakfast was great - very pretty area especially with autumn leaves. Jan was very friendly and helpful with local advice. It was in a great location to restaurants and close to the city.
