It’s tucked away on The Heights in this quiet residential pocket that feels completely removed from Perth’s usual hotel strips, but you’re actually only about 15 minutes from the city center. I mean, when you first pull up to 3 The Heights, you might wonder if your GPS got confused – it looks more like an upscale suburban home than a typical hotel, which honestly turned out to be exactly the point.
The whole place has this relaxed, almost house-party vibe that somehow works perfectly. There’s none of that sterile hotel lobby energy you usually get; instead, you’re checking in somewhere that feels like your well-traveled friend’s really nice place. The staff actually seem to know the neighborhood – they’ll tell you about the weekend farmers market just down the road, or mention that the local bakery opens early if you’re the type who needs proper coffee before 7 AM. Parking was surprisingly easy too, which anyone who’s driven around Perth’s inner suburbs will appreciate. The rooms themselves are what you’d expect from a solid 4-star spot, but with these thoughtful touches that make you think someone actually stayed here before deciding what to include. The beds are properly comfortable (not just hotel-marketing comfortable), and the windows actually open, which sounds basic but you’d be amazed how many places seal you in these days.
What really sold me was the whole atmosphere after about 6 PM – it gets this golden hour light that hits the common areas just right, and you can hear the neighborhood settling into evening mode. Kids playing in nearby yards, someone’s barbecue starting up, that sort of authentic residential soundtrack you don’t get in the CBD. The 8.9 rating makes total sense once you’ve been there a day or two; it’s not trying to be the fanciest place in Perth, but it nails this specific niche of feeling like a local experience rather than just another hotel stay. Sure, you might miss having a concierge desk or 24-hour room service, but honestly, there’s something refreshing about staying somewhere that operates more like real life. I had the pleasure of staying at Lake Estate in December, and it exceeded all my expectations!. The location was perfect, it is just 15-20 mins drive to the City centre.
Steve was incredibly nice and friendly. He waited for us to hand over the keys and prepared snacks for us.❤️ I can’t think of a single flaw during my stay. I highly recommend Lake Estate to family especially looking for accommodation in Perth.

What could be improved: The 2nd room has no privacy ie no door as we were 2 couples adults. 4 adults, husband & wife relationship. We booked the cottage because it said 2 room house.

I liked the facilities. I also liked the location, it was quite near to some nice attractions. The hosts were amazing. They provided snacks and drinks for our stay for free.
What could be improved: The towels we used were quite linty. The lint would stick to the walls and almost everything that comes in contact with it.

It was a great stay we enjoyed it was out of the way of the hussle and bussle of the city.
The property was gorgeous and a very homely feeling but the advertisement of what it truely was is a bit misleading.
