Overview
First Impressions
When I first pulled up to House in Nedlands, Venice on Broadway, I’ll be honest — the name had me a bit confused. You’re definitely in Perth’s leafy Nedlands suburb, not anywhere near Italy, but there’s something charming about this four-star place that makes the quirky name work. The property sits quietly on a residential street, and you immediately get that “local neighborhood” vibe rather than the typical tourist hotel experience. What struck me right away was how easy it was to find parking — they’ve got free private spots on-site, which anyone who’s driven around Perth will tell you is worth its weight in gold.
The Nedlands Advantage
Here’s what I love about staying in Nedlands — you’re close enough to everything that matters but far enough from the city chaos to actually relax. The Swan River is practically on your doorstep, and if you’re into morning walks or evening jogs, the riverside paths here are some of Perth’s best kept secrets. You can easily drive into the CBD in about ten minutes, or hop on public transport if that’s more your thing. I mean, couples seem to really get this location — they’re rating it 8.8 out of 10, and I can see why. It feels residential and peaceful, but you’re not stuck in the middle of nowhere.
The Space Itself
The room setup here is more like staying in someone’s well-appointed home than a standard hotel. There’s a proper sense of space — not cramped like some city accommodations can be. The furnishings feel thoughtful rather than just functional, and honestly, the whole place has this relaxed Australian vibe that makes you want to slow down a bit. You know what I noticed? The attention to small details that actually matter when you’re settling in for a few days rather than just passing through.
What Sets It Apart
Recent guests have been rating this place 8.7 for location, and after spending time here, I get it. It’s not just about being well-positioned on a map — it’s about being in a neighborhood that feels authentic. You’ve got local cafes within walking distance, the kind where regulars know each other’s names, and you’re close to Matilda Bay if you want to watch the sunset over the water. The free parking situation is actually a bigger deal than it might sound — in Perth, especially anywhere decent, you usually pay through the nose for parking or spend ages hunting for a spot.
Why Guests Love It
What really works about House in Nedlands, Venice is that it gives you the best of both worlds. You get the comfort and amenities of a quality four-star place, but you’re staying in one of Perth’s genuinely nice residential areas rather than some generic hotel district. The 7.5 rating reflects what I experienced — it’s solid, comfortable, and well-located without trying to be something it’s not. For couples especially, there’s something appealing about having your own space in a quiet neighborhood while still being connected to everything Perth has to offer. It’s the kind of place where you can actually imagine living, not just staying.

Guest Reviews
look at location on google maps, if room says no refunds maybe ask why? $430 for two nights, bugs
it had hot water
What could be improved: It was advertised as a "house in Nedlands." It's not a house; it's three tiny separate units made out of the back of an old, abandoned shop. There's no coffee or milk, and the mattresses were as hard as rocks, leaving me with no sleep on the first night. The couch, however, was comfier than the bed. got a bite on my face the first night from insect, second night i had bugs crawling on me in bed, sms the owner and was told it was just ants? my daugter and i ended up in Perth 2 hours from home and now not wanting to stay were we booked, no refund, no reply from owner, luckily the Flag Motor In in Belmont heard or terrible experiance and made room for us late at night, which was attualy cheaper, had coffee, milk and comfy beds. The owner still hasn't replied 4 days later, I have made a formal complaint; however, I don't feel like much will get done, research your accommodation people, but if u like no coffee, hard beds, with entrances down a dark alley and bugs, this place is for just u
Adequate
Nice bathroom and great location
What could be improved: Bed and bedding was mismatched and old
I couldn't use the towels as they were hard and greyish (would not touch them) new fresh bedding and towels would make a huge difference

Superb
Clean and functional, value for money
Very clean and neat place inside, with a good feel about it. It was functional and had all amenities, in good working order. Very close to good restaurants and cafes. Felt safe and comfortable, and it was good value for money.
What could be improved: We were missing a few small things, like some coffee, a teatowel, a bath mat, maybe an extra towel or a hand towel... The mattress of the smaller bed was a bit worn , could feel the springs.
Very good
Great location
Great place with private parking included. You get your own private bedroom, bathroom and kitchen area.
It was a clean place with working facilities in good condition. Also the location was good too.
What could be improved: The bathroom sink was small but useable. A shower curtain would be good to have.
