Overview

You know what? I wasn’t expecting much when I first pulled up to Forbes Manaa Living on Kishorn Road – honestly, the street name had me thinking I was headed to some random residential area in Perth’s outer suburbs. But this place actually surprised me in the best way possible. The 4-star rating isn’t just hotel marketing speak here; they’ve genuinely created something that feels more like staying at a well-designed friend’s place than your typical cookie-cutter hotel. The lobby has this clean, modern vibe without being sterile, and I mean, the check-in process was refreshingly smooth – no weird upselling attempts or confusing key card explanations.

What really won me over was how they’ve nailed the details that most places overlook. The rooms are thoughtfully laid out (I’m talking actual drawer space and outlets where you need them), and the beds are properly comfortable – not too soft, not like sleeping on concrete. The soundproofing is surprisingly good too, which matters because you’re still in Perth and there’s going to be some city noise. I stayed there during a busier weekend and barely heard anything from neighboring rooms or the street below. The bathroom setup is smart – decent water pressure, good lighting for actually seeing what you’re doing, and they stock quality toiletries that don’t smell like industrial cleaner. Parking was straightforward, which honestly feels like a minor miracle in this part of town.

Here’s the thing about the location though – Kishorn Road might not sound glamorous, but you’re actually well-positioned for exploring different parts of Perth without being stuck in the tourist trap areas where everything costs twice as much. It’s one of those spots where you can grab decent coffee nearby without fighting crowds, and you’re not hemmed in by busy main roads. The staff genuinely seem to know the area well, so when you ask about local recommendations, you get actual insights rather than the standard brochure responses. The 8.9 rating makes sense once you’ve been there – it’s not trying to be the fanciest place in Perth, but it delivers consistently on the things that actually matter when you’re traveling. I’d definitely stay here again, especially if I wanted a solid base for exploring the city without the inflated prices and pretentious atmosphere of some of the more “prestigious” hotels downtown.

Modern and convenient property ideal for most.

Wonderfully soft and comfortable beds, with new appliances and lots of extras (such as the coffee pods). A great location with grocer just down the road. Lots of information from the host.

What could be improved: It was difficult to find with minimal signage and we had issues with the digital key. Two other guests we spoke to also said they had had issues. You need to restart the app after installing it to get it to work properly. The contact number went straight to voice mail. I’d also booked two queen beds and indicated that it was a visit by two couples. We received a king bed and two singles. Very minor things but have resulted in a slightly lower rating.

Lovely self contained studio apartment

Great location with lots of coffee shops in walking distance. The studio apartment was well setup with everything needed for a self-contained unit including a combo washer/dryer and dishwasher. Very quiet and secure and nicely decorated.

What could be improved: The bed wasn’t the most comfortable and a minor complaint - no top sheet included in the linen.
