Overview
First Impressions
You know what caught me off guard about Charming Federation style home minutes from CBD? It actually lives up to that rather bold name. This four-star property on Colin Street feels like stepping into someone’s beautifully restored heritage home β which, honestly, is exactly what it is. The Federation-era architecture isn’t just for show either; those high ceilings and period details create this lovely sense of space that you don’t get in your typical hotel room.
The West Perth Advantage
Here’s something most visitors don’t realize about Perth β West Perth is actually the sweet spot for location. You’re close enough to walk into the CBD when you feel like it, but far enough out to avoid the weekend noise and those ridiculous parking fees downtown. I mean, this place offers free parking right on site, which is honestly worth its weight in gold around here. The neighborhood has this quiet residential feel during the day, but there are some decent cafes and that lovely Kings Park is just a short stroll away.
The Space Itself
What I really appreciated was how they’ve managed to keep the character of the original home while making it work for modern travelers. The rooms β well, they feel more like staying in a well-appointed guest wing of a friend’s house. There’s actual space to spread out your things, and the period features like the original floorboards and decorative cornices give it personality that chain hotels just can’t match. The beds are comfortable enough, and you’ll find everything you need without feeling like you’re camping out.
Practical Considerations
Look, it’s not going to have a fancy restaurant or room service β this isn’t that kind of place. But there’s a decent kitchen setup if you want to grab groceries from the nearby IGA, and honestly, some of Perth’s best breakfast spots are within walking distance anyway. The free WiFi actually works properly (always a gamble with heritage buildings), and the hosts are genuinely helpful without being intrusive. They seem to know exactly what information you need and when you need it.
Why Guests Love It
This place consistently gets high marks from couples, and I can see why β there’s something romantic about staying somewhere with actual character and history. The location score of 9.6 from recent guests isn’t just marketing fluff either; you really do get the best of both worlds here. You can walk to the city when you want urban energy, retreat to Kings Park for some nature, or just enjoy the quiet tree-lined streets of West Perth. It’s the kind of place where you might actually want to spend time during the day, rather than just crashing for the night.

Guest Reviews
Roland met us and introduced the fine old colonial cottage . Comfortable modern conveniences
Location, Location, Location
What could be improved: should have stayed longer
Very convenient location and good value. Very responsive and helpful hosts.
The location was excellent and the bedrooms were large. Lovely comfortable beds.
The hosts were very responsive and helpful. Very clean.
What could be improved: The upstairs bedrooms were hot and would need air conditioning or an evaporative cooler to make them more comfortable, especially in Perth summer temps. If aircon added upstairs would definitely book again.
Loved the features of the house and location was ideal. Highly recommend.
The location is excellent and the CAT bus is just across the road which makes access to the city very easy. The property is clean and well presented. The hosts also provided additional battery operated lighting when there was a an unadvertised power outage due to local works in the area. We thoroughly enjoyed our stay and would highly recommend.
What could be improved: The upstairs area of the house was quite warm on the really hot days.
Great apartment right on Kings Park
Perfect location for Kings Park, 15 minute walk in the the CBD restaurants. Cool, quiet and comfortable.
Superb
Great location
What could be improved: No a/c upstairs
we had a good stay and the bedrooms were clean, the location was spot on for local transport.
This cottage was in an ideal location for bus to anywhere in Perth, the stops being on the door step. The cottage was comfy and plenty of space. The shower and washer/drier was great .
What could be improved: Some of the furniture was very old and would have been better without it, and the kitchen could have been a bit cleaner.
Cute cottage in great location & value for money ππ
Location was perfect for CBD areas. Bus transport stops were very close. Quaintness of property made it special.
Perfect for the function we were attending in Kings Park.
Great location. Extremely quiet.
What could be improved: The bathroom /toilet are very small. A little more attention to detail with the cleaning would be good.
Great place to stay as very central. Would stay again.
The location. It was perfect for our needs with a CAT bus stop directly across the street and another one around the corner. Walking distance into the city and a stones throw from the beautiful Kings Park. Loved the ambience of the old house. The hosts were friendly and informative. My bed was so comfortable and my sister said hers was the same. Would love to know more of the history of the place as it was the only building of its age amidst modern buildings. Thanks Roland and Peter.
What could be improved: The bathroom. Very tight squeeze to get out of the shower due to the washing machine being in front. Difficult when you are staying with family members and one is in the shower and the other may want to use the toilet as the toilet was in the same room and even though it had its own door you had to step into the bathroom/laundry to get to it. The house could host 8 people but I wouldn't like to have that many with only one toilet. The family I stayed with were my sister and brother in law and I'm sure he didn't want to see me naked! LOL. Nor I him for that matter.
Cute Cottage
Great little cottage in a great location. Has everything you need for a stay.
