Overview
You know what struck me first about The Adnate? It’s not trying to be another sterile business hotel – and honestly, that’s refreshing in Perth’s CBD. The moment you walk into the lobby, you’re hit with this massive street art installation that actually makes sense with the whole Art Series concept. I mean, the hotel’s named after Matt Adnate, the Melbourne street artist, so they’ve really leaned into that urban art vibe throughout the property. The location on Hay Street is pretty solid too – you’re literally in the thick of things without being stuck in some tourist trap area. Murray Street Mall is just a quick walk if you need to grab something, and you can actually walk to Kings Park without breaking a sweat (well, maybe a little sweat in summer, but it’s doable).
The rooms themselves are where this place really wins me over. They’ve got this industrial-meets-artistic thing going on that could’ve been tacky but actually works. The artwork isn’t just random prints slapped on walls – it’s curated stuff that connects to the local street art scene. I stayed in one of their standard rooms and was surprised by how much space there was, especially for a CBD hotel. The bed was solid, blackout curtains actually worked (crucial if you’re dealing with jet lag), and the bathroom had decent water pressure. What I really appreciated was the attention to small details – proper USB charging ports, a mini-fridge that wasn’t just for show, and windows that opened (you’d be amazed how many hotels skip that). The air conditioning was quiet too, which matters when you’re trying to sleep and there’s still some street noise from Hay Street below.
Here’s the thing though – this isn’t a place where you’ll get pampered with a full-service spa or multiple restaurants. It’s more about the experience and the artistic atmosphere. The staff genuinely seemed to know their stuff about the local art scene, which was cool when I was looking for gallery recommendations. Parking can be a bit of a hassle (it’s the CBD after all), but they do have valet service if you don’t want to deal with hunting for street parking. The 8.6 rating makes sense to me – it’s not perfect, but it delivers on what it promises. If you’re someone who appreciates good design and wants to stay somewhere with actual character rather than another cookie-cutter hotel, The Adnate hits that sweet spot. Plus, being right in the CBD means you can walk to Northbridge for dinner or catch the CAT bus to basically anywhere without much planning. It’s the kind of place I’d book again, especially if I wanted to show Perth to someone who thinks the city doesn’t have any creative edge.

Adnate hotel
The room was spotlessly clean. The staff very friendly and helpful. Loved the artwork and location.
What could be improved: Buffet breakfast was ok and could have been hotter.
Lovely hotel and centrally located.
The hotel was lovely and located centrally to everything we needed.
What could be improved: Having to pay $50 for parking.
Exceptional
Central location, close to the city but far enough away to still get peace and quiet. Friendly staff, always greeting us on return to the hotel.
What could be improved: It would have been nice to have a biscuit in the room to accompany the complimentary hot drinks, but then I'm being really picky!
Very good
the pool area but didnt know the pool was heated, will next time we stay :) loved the view from the rooms, always request high floor, I know I will be :)
What could be improved: the bar near the pool wasnt open on the Sunday night, would've loved to have a drink down there
