Overview
You know what struck me first about the Residence on Langley Park? It’s actually sitting right there on Adelaide Terrace, which honestly feels like you’re in the thick of Perth’s CBD without all the chaos. I mean, you’re literally looking out at Langley Park – that massive stretch of green that locals use for everything from morning jogs to those weekend festivals that seem to pop up constantly.
The building itself has this solid, no-nonsense vibe that I really appreciated. It’s not trying too hard to be flashy, but the apartments (because that’s what they really are) feel properly spacious in a way that most city hotels just… don’t. The kitchenettes are actually functional – I’m talking full-size fridge, proper stovetop, not those sad little bar fridges you usually get. Perfect if you grab groceries from the IGA down on St Georges Terrace or hit up the weekend farmers markets. The staff at check-in were refreshingly straightforward too – none of that over-the-top hospitality theater, just genuinely helpful people who know the neighborhood.
What really sells this place though is the location without feeling like you’re paying tourist prices for it. You’re a proper five-minute walk to the Swan River foreshore, which is gorgeous for morning walks, and honestly, the fact that you can see the water from some of the higher floors is pretty special. Perth’s CBD can feel a bit sterile sometimes, but being right there next to the park gives you breathing room. Plus – and this is something I only figured out after a couple days – you’re walking distance to both the fancy end of town (Treasury Building area) and the grittier, more interesting parts along William Street. The 8.1 rating feels about right, actually. It’s not going to blow your mind, but it delivers on what matters: space, location, and that feeling like you’re living in Perth rather than just visiting it. The only thing that might bug some people is that it can get a bit noisy during park events, but honestly, that’s part of the charm of being so close to where the city actually happens.

Guest Reviews
Really just a comfortable place
The quiet
What could be improved: Nothing
Superb
Room was very nice.
Spacious, clean and tidy.
What could be improved: The 'fitness centre' is very basic.
I ended up paying for a day pass to use the gym down the road.
Good
Rooms were clean and well presented. Good location, walking distance to bars and restaurants, nice views of the park and river.
What could be improved: The restaurant is not open for dinner and the bar was closed on Sundays and Mondays.
Great staff, great location, great price.
From the moment I went to the check-in desk, to my speedy departure, all staff interactions were great.
The room was spacious and comfortable, and the work desk was ideal for my requirements. Plenty of on-site parking in a relatively quiet part of town.
What could be improved: Car park entry and exit was troublesome. The pass I was given only worked once and every other occasion I had to press the assist button to have to boom raised.
Cool place with heaps of convenience.
The brekky was good. The location is super convenient.
What could be improved: Keys sometimes dont work promptly in the elevators - sensing lag I guess.
Lovely retreat, quiet and comfortable
Lovely rooms
What could be improved: The exit onto Langley park was stairs only that made it very difficult with my injury.
Restaurants were about 1km away so with injury impacting me was a little further away from centre than hoped. Will be good if/when more in plaza competed and open
Definitely be back value for money was excellent
Super spacious room, smooth check in, great location, friendly service
What could be improved: Sauna could have been cleaner
All good
Clean and spacious for three people
What could be improved: A bit far from other destinations
Good stay in central location
Excellent location. A good lounge with a view on floor 8. Very helpful check in staff. Loved all the glasses etc in the room
What could be improved: Hotel bar closed way too early- 9pm, switching off all the sports screens. Lift tricky to operate
Very central lovely hotel
In the city
What could be improved: No restaurant
