When I first walked into the lobby on Adelaide Terrace, I wasn’t blown away or anything, but there’s something refreshingly honest about a hotel that doesn’t try to be flashier than it needs to be. The location is honestly fantastic if you know Perth at all – you’re basically a few minutes’ walk from the river (and those gorgeous walking paths along the Swan), but also close enough to the main shopping areas that you won’t be catching buses everywhere.
What actually surprised me was how quiet the rooms were, considering you’re right on Adelaide Terrace where there’s decent traffic during the day. I mean, you’ll hear some city noise if you’re really listening for it, but it’s not the kind of place where you’re kept up by sirens or late-night revelers. The rooms themselves are… well, they’re solid. Nothing fancy, but everything works properly – and honestly, after staying in some places where the shower barely functions or the air conditioning sounds like a jet engine, I appreciate when things just work. The beds are comfortable enough that I actually slept well, which is saying something because I’m usually pretty picky about that stuff. You know what I really liked? The fact that they have proper blackout curtains – small detail, but it makes a huge difference when you’re trying to sleep off jet lag.
The staff situation is hit or miss, which seems pretty typical for a lot of Perth hotels honestly. Some folks at the front desk are genuinely helpful and know their stuff about the area, while others are just going through the motions. Check-in was smooth enough, though parking can be a bit of a headache if you’re not prepared – there’s street parking around, but it fills up during business hours since you’re in the CBD. I’d probably book ahead if you’re driving. The whole vibe is sort of business-traveler-meets-budget-conscious-tourist, which actually works pretty well. You’re not paying for marble everything and fancy amenities you won’t use, but you’re also not dealing with the chaos of a backpacker place. It’s that middle ground that’s harder to find than you’d think. The 7.1 rating makes sense to me – it’s doing exactly what it promises without any major surprises good or bad. If you want to be close to Kings Park (seriously, don’t miss it), near the river, and within walking distance of decent coffee shops and restaurants, this place delivers on location alone.

Nice accommodation but turn the aircon for warm air in winter please
Nice and clean
What could be improved: The aircon was on the cooler side. It’s winter time. Had one thin blanket.

Good option for people travelling on a budget, we'll stay again.
Room and bathroom were clean and had everything we needed. Breakfast was pretty standard but again had everything we needed - a cooked option, a few cereals, toast & spreads and a bit of fruit and yoghurt. It was quiet overnight and a short Uber ride into the livelier areas for pubs and restaurants.
What could be improved: Coffee machine was out of order, that's about it.

What could be improved: Laundry only had one washing machine working and only one dryer. Fire alarm went off had to evaluate but was false alarm no explanation they tried blaming a smoker that seemed odd to me.

What could be improved: There was a fire evacuation by the fire stairs one morning during my stay at 1.59 am. After waiting outside in the cold on the footpath for about 25 minutes we were allowed to return to our rooms. No explanation was given to guests and when I inquired of reception staff the next morning I was told they had only just started work for the day and had no idea. I thought this was poor communication.
Good hotel in Perth CBD.
Good position in CBD, not too far from the Swan River. Parking cost for our car was reasonable. They have a strict non smoking policy but our first room smelt of smoke and they moved us to another room without argument.
What could be improved: The facilities were a bit frayed around the edges. Otherwise it was adequate for our needs.
