Overview
First Impressions
When I first pulled up to Astoria Retreat Bed & Breakfast on Avila Way, I honestly wasn’t expecting much — Alexander Heights isn’t exactly the flashy part of Perth. But you know what? Sometimes the best finds are tucked away in quiet residential streets like this one. The property has this welcoming, homey vibe that immediately puts you at ease, and I could see why couples gravitate toward this place. It’s got that intimate feel that makes you want to slow down and actually relax.
The Neighborhood Advantage
Alexander Heights is one of those suburbs that locals know but tourists often overlook — which actually works in your favor. You’re about 20 minutes from Perth’s city center, but the real advantage is being close to the hills district without the tourist crowds. I mean, you can grab groceries at the nearby shopping center, there’s decent coffee within walking distance, and you’re positioned perfectly for day trips to the Swan Valley or even Rottnest Island. The residential setting means it’s genuinely quiet at night, something you’ll appreciate if you’ve been staying in busy hotel districts.
The Room Experience
The room I stayed in had that classic B&B charm — think comfortable furnishings that actually feel like someone’s well-appointed guest bedroom rather than generic hotel furniture. The bed was properly comfortable (I’m picky about mattresses), and there’s enough space to spread out your stuff without feeling cramped. What I really appreciated was the attention to small details — good lighting for reading, decent Wi-Fi that actually works, and thoughtful touches that show the owners care about your stay. For a four-star place, it delivers exactly what you’d hope for without trying too hard.
Morning Rituals
Breakfast here is where the B&B really shines, honestly. It’s not some elaborate buffet setup, but rather a proper cooked breakfast that feels personal — you know, the kind where someone actually asks how you like your eggs. The dining area has this lovely morning light, and you’ll often find yourself chatting with other guests or the hosts. I found myself lingering over coffee longer than usual, which says something about the atmosphere they’ve created. There’s also parking right on-site, which might sound mundane but trust me, you’ll be grateful when you’re not circling blocks looking for a spot.
Why Guests Love It
The thing about Astoria Retreat is that it gets the fundamentals right without any fuss. Couples especially seem to appreciate the peaceful setting and personal attention — it’s romantic in an understated way rather than over-the-top. The hosts clearly know what they’re doing, and the location really is a sweet spot for exploring Perth’s outer attractions while still being accessible to the city. You’re getting genuine value here, the kind of place where you’ll sleep well and leave feeling like you discovered something special rather than just another accommodation.

Guest Reviews
Very good
Love it myself and my daughter enjoy our night away .we love the bathroom very fantastic but she was disappointed with my snoring 🤣🤣 oops we forgot to take photos
Spotless but small!
Extremely clean.
What could be improved: The room was very small. Table and chairs would have been better than the desk. Nowhere comfortable to sit for breakfast. Is covid still a valid reason for no breakfast room?
Great quality for a short stay.
The ease of Check in and out. Location and parking availability! The breakfast was a nice addition too. Hosts are very welcoming and helpful with any queries.
was impressed with the communication from the owner, was very cleasn and well presented and bed was
Not a breakfast person but was good and well organised
What could be improved: the shower head not a fan of fine spray heads
Good if you just need a room, not much space
Location was convenient and out the way. Bedroom was clean, shower pressure good. Access to microwave and fridge in shared kitchenette. Secure, lots of CCTV - maybe too much
What could be improved: Breakfast was toast and cereal - no fruit like other guests had mentioned. Check in was 3.30pm, not 3pm as advertised on Booking.com. Not personable, did not meet host during stay. Host went into room when we were not there, unsure why. Room for two people but only one chair and desk - no room to eat a meal.
Nice and quiet area, we enjoyed our stay. Good Value for money.
Breakfast was ok.
What could be improved: A small tub chair in the bedroom to sit on and a little expresso pod coffee machine in kitchenette would be nice.
Very comfy and private
It has a homely feel and very quiet
What could be improved: Nothing
Very comfortable and our hosts were amazingly helpful
Very good as plenty of choice with what was supplied.
What could be improved: Maybe have to chairs to sit on In the room instead of only 1 otherwise it was very good.
Thank you Natalie for allowing us to come in earlier, very much appreciated.
I think a small table & 2 chairs in the bedroom would work better than a desk with 1 chair.
What could be improved: The bread was extremely dry even if it was to be toasted & unsure about the milk! (Sunshine milk made up?)
We had confusion over arrival times (3.30pm)as we had received an email via Booking.com, saying arrival from 2pm?
Very good
Quiet, private, with good service and facilities
What could be improved: Not major issues, but there was no hair-dryer available, and the continental breakfast was very basic, toast (a good selection of spreads provided) and cornflakes, there was no fruit or yoghurt or anything else.
